Driveway renovation in Colchester

The city's driveway stock tracks its housing stock. Inter-war and post-war homes in Shrub End, Prettygate and Greenstead mostly have poured concrete drives, many now crazed, patched or hollow-sounding at the corners. Later estates went to tarmac, which softens, ruts and loses its edges. Developments from the 1990s onwards, including much of Stanway and Mile End, used concrete block paving, which stays structurally decent but sinks in wheel tracks, grows moss in the joints and fades unevenly. When an overlay works
A resin bound overlay treats the old surface as the base and adds a bonded wearing course over it. It is the quicker, less disruptive and usually cheaper route, and it is legitimate when:
- the existing concrete or tarmac is stable, with no active cracking or rocking slabs;
- levels allow the added surface thickness at door thresholds, damp courses and garage floors;
- drainage has somewhere to go, since an overlaid slab is not permeable from above and needs falls to a border, gulley or soakaway to stay inside the front-garden paving rules.
Hairline crazing is normally fine under an overlay. Movement is not. The distinction is whether the crack is a scar or a joint that still opens and closes with the seasons.
When the base has to go
Clay shrink-swell is the deciding factor on many older Colchester drives. Where a slab has cracked into independent pieces that lift and drop as the ground wets and dries, anything laid over it inherits the movement, and a new resin surface will print those cracks back through within a few winters. The honest recommendation then is excavation: break out the old surface, build a new compacted stone base, restore edgings, and lay resin bound on a foundation designed for the ground it sits on. It costs more on day one and considerably less over the life of the driveway.
Dig-out is also the route that unlocks a genuinely permeable, SuDS-compliant build-up, which matters if you are enlarging the paved area past what was there before.
